Long term Management - Our Services


We offer Property Management and Real Estate Sales services of Residential and Commercial Properties; from apartments and condominiums to single family and multi-family properties, from offices to high rising buildings. Our services are focused on two main geographies – Pacific Northwest and Costa Rica.


We offer a comprehensive array of services:


Market analysis

We analyze the market for your home or commercial property (location, size, condition, rental market, etc.) to set the rental rate as high as possible while renting in a timely fashion.


Marketing and leasing

Our proactive approach marketing your property in many sources to maximize interest gives you assurance that your property will be occupied and generating income to optimize results. Refer to Appendix A* for a list of websites and sources where we list our managed properties. *(link to a list of sources below).


Tenant placement and screening:

We follow the managing process of finding tenants/renters, screening, obtaining deposits and making sure we offer your assets to serious and responsible tenants, performing full background and credit checks.


Move in and out procedures

We perform move-in and check-in / check-out with every property in a timely fashion and follow procedures to perform the task efficiently.


Maintenance orders

Tenants can place requests at any time online or by phone. We coordinate any repairs ASAP. We know the importance of keeping tenants and owners satisfied so our focus is on the quality of service.

Cleaning and regular maintenance such as pool cleaning, landscaping, fumigation, A/C maintenance, etc. are executed periodically and monitored by our efficient maintenance team.


Rent Collection

We collect rent and rates and send owner periodic reports and payments.


Reporting

Owners are provided with monthly financial and operational reports.

For tax purposes, all required IRS forms are filled out and provided to owners at the end of the year.


Consulting

We offer consulting service and arrange for repairs and maintenance according to budget.


Monitoring

Our team monitors the rental properties assuring that they are kept in good condition during the rental term as well as when unoccupied.


Contracting

Our legal contracts with tenants are fully executable and have been reviewed by our rental lawyers to assure owners that their assets are protected.

In the unexpected case of an eviction, weʼll follow the process with you until resolution providing legal advice from our attorneys.

Pricing and rates:

Our fees are simple and competitive. They vary according to the type of management targeting each client’s needs. Below are the basic fees but we could accommodate other clients requests.


Lease only: Half of first month’s rent/first month’s rent.*

Full management: % of monthly base income. Please inquire.*
